Here Are The 3 Most Expensive Winnetka Home Sales Of 2020 So Far
WINNETKA, IL The coronavirus pandemic has not slowed the village’s luxury real estate market in the first three quarters of the year. If anything, it has accelerated it.
There were no sales in the whole of 2019 breaking the $5 million mark in Winnetka. But so far in 2020, three single-family residential properties in the village have sold for more than $5 million, including the most expensive suburban home sale of the year to date, according to real estate listings and property records.
The median sale price for single-family homes in Winnetka was $1.28 million in August, compared to a median list price of $1.349 million, according to realtor.com market data.
Asking prices in the village were up 4.2 percent above a year prior, with the median price at $331 per square foot. Listed properties sold for an average of 4.5 percent below their asking prices after spending an average 78 days on the market.
Last month, Winnetka’s third most expensive home sale of the year closed for $5.5 million, according to listing records. The four-bedroom Belgian Farmhouse-inspired design is located west of Sheridan Road and north of Tower Road Park. The home was first listed on Aug. 3 with an asking price just under $6 million, according to its listing.
The second most expensive home sale of the year is a massive mansion that spent more than 10 years on the market before being sold in July.
The most expensive home sale in Winnetka so far was a lakefront property next door to Centennial Park.

The 25,000-square-foot home was built in 2008 by United Automobile Insurance chairman and CEO Richard Parrillo and his wife Michaela, according to Curbed Chicago. The couple paid $12.5 million for the seven lots on which the home sits, and built the mansion for an estimated total cost of about $65 million.

Chicagoland single-family home values have been decelerating, according to the most recently reported S& P CoreLogic Case-Shiller Index, and home-price growth trails nationwide averages.
But the ultra high end housing market continues to march forward. Led by condominium units in newly built Gold Coast towers that have changed hands for stratospheric, previously unseen sale prices, the $10 million-and-up price tag continues to see plenty of deals. In fact, of the 25 highest-priced home sales in Chicago-area history, fully eight of them have taken place in the past three years.
Although no one factor seems to be driving this upward push, its clear that the wealthiest of Chicagoans generally favor new construction, customization and privacy.
Using public records, weve rounded up the top 25 Chicago-area home sales of all time, all of which have taken place since the start of the year 2000. Some caveats and comments about methodology:

The seven-bedroom, 25,000-square-foot mansion was built in 2005 after the couple bought a series of linked plots of land in Lincoln Park, and its still sitting on the market now at a reduced price of $45 million. The couple has said they will be taking a significant loss on the property, which cost them $65 million to build and $12.5 million for the land beneath it. The mansions price tag is more than double that of Chicagos next-highest listing a six-bedroom, 13,400-square-foot mansion on North Dearborn Street available for $19.5 million.

The $58 Million Home Is A Combination Of Four Units

Hedge fund billionaire Ken Griffin has splashed out on the most expensive home ever sold in Chicago, paying around $58 million for four units at the top of a new condo development.
Mr. Griffin, 49, the founder of financial firm Citadel and the richest man in Illinois, bought the penthouse of No. 9 Walton plus the three full-floor units beneath it through a limited liability company tied to his company, according to county property records.

The billionaireworth an estimated $8.6 billionclosed on the units in November in four transactions totaling around $58 million, according to information provided by the Cook Recorder of Deeds. A spokesperson for Citadel did not immediately return request for comment about the sale.

Mr. Griffin reportedly purchased the home as raw spaces, meaning hell have to pour many more millions into finishing and furnishing the homes,according toCrains Chicago Business, which first reported the sale.
