    Remembering Larry Klairmont Founder Of Imperial Realty Company

    Local real estate pioneer Larry M. Klairmont passed away peacefully on July 18, 2021. He was 94 years old.

    Klairmont was born on December 17, 1926 and raised in the city of Chicago. Coming from a poor family, Klairmont worked a series of odd jobs to support his mother and younger sister. Among them, memorably, Klairmont was a Chinese food delivery boy and womens shoes salesman. He would go on to found two successful companies of his own: Imperial Cleaners and Imperial Realty Company, both based in Chicagoland.

    When Klairmont was just 16 years old, he enlisted in the military to fight in World War II. As a combat Marine, the young Klairmont fought bravely in two of the wars deadliest battles: Saipan and Iwo Jima. For his service, Klairmont was awarded two Purple Hearts, two Silver Stars and a Bronze Star. Returning from the war, Klairmont was a determined young man. In 1952, he established his first prosperous business, Imperial Cleaners. The 100-store dry cleaning chain was the largest in Chicago until 1962. After leaving the dry cleaning business, Klairmont purchased and renovated the oldest business building in Highland Park. And a love of real estate was born.

Theres so much marketing out there about what firms can do for you, and a good percentage of it is complete BS. So, lets get started with some of that!

    Myth · A real estate firm deserves 30-50% of your commissions

    This one is so obvious I feel like Im insulting your intelligence even bringing it up. If youre reading this article, you likely already think that a real estate company taking half of your income is insane. And heres how you know the firms that take 50% know that its a crappy split. The split isnt listed anywhere on their recruiting websites. If a firm wrote on their website, Hey, we pay 50%! you know what would happen? NOBODY would join that firm. So, how do they get people to sign up?

    SOLUTION Choose a firm that pays a fair commission. I work at a firm that pays nearly 100% on all sales. We think thats fair. 530 brokers have joined our firm since we started paying almost 100%. And its not because Im so persuasive . Its because we pay whats fair!

    Similar to the situation with Coldwell Banker, the commission structure at Century 21 is fine, but nothing were crazy about, either. Just about everything is negotiated at the local level, so there isnt much we can tell you about here.

    The one differentiator is that most Century 21 franchises dont charge a desk fee. Some major metropolitan markets, where office space is at a premium, will charge a monthly desk fee to literally have a desk, but this is optional.
