Renovation And 21st Century
In 2005, the building underwent an extensive $20 million renovation directed by Chicago architect Gunny Harboe, whose restoration work included Loop landmarks the Rookery Building and Reliance Building. The project included restoration of the main lobby to emphasize the design features of the art deco era, elevator modernization, façade renovation and cleaning, and the continued renovation of upper floor corridors and hallways. Though impractically small for modern use, mailboxes in the lobby were restored to their original condition to follow the theme of vertical lines found throughout the complex. An improved electrical infrastructure, with ten main feeds from seven different Commonwealth Edisonelectrical substations, was added in addition to redundant cooling systems and upgraded telecommunications capabilities.
In September 2011, the intersection of LaSalle Street and Jackson Boulevard in front of the building became the headquarters for the Occupy Chicago protest movement. On April 23, 2013, the CME Group sold the north and south towers of the building at 141 W. Jackson Blvd. for $151.5 million to a joint venture between GlenStar Properties LLC and USAA Real Estate Co. Chicago’s NEMA Tower consists of three stacked parts: a site-filling base a square middle section with a southern extension that looks like a giant staircase and an upper section with several indents. Together, these parts form a sculptural whole reminiscent of Willis, even though the structural systems of the two buildings are quite different.

Similar to Willis Tower, the building uses a “bundled tube” configuration, consisting of nine interlocked steel tubes as its framing system, and concrete walls extending to perimeter columns for wind protection.
The building has 70,000 square feet of amenities, including an outdoor Grant Park and Lake Michigan viewing platform co-working space a fitness center and spa with basketball, squash, yoga and a regulation-size boxing ring golf simulator indoor / outdoor swimming pool game room kids room and a private dining ballroom.

Chicago’s 10 Tallest Buildings Presently Under Construction
Construction in Chicago is going strong and tower cranes can be seen all over the city. The tallest buildings listed below include office towers, condominiums, and hotels. Here are 10 of the tallest buildings currently under construction:
1. Vista Tower – Per Chicago Curbed, this is a 1,186 Foot tall luxury hotel and condo tower and will become Chicago’s third tallest building. This skyscraper will be 93 stories tall and was designed by architect Jeanne Gang.
The structure will have 200 luxury hotel rooms and 406 private condominiums and is expected to open in 2020. The condo units in the building are going for sale from $1 million to $18 million each. 44% of the condos have been pre-sold already. One interesting fact is the use of 7 water filled tanks that will be placed on top of the tower. They are designed to help offset wind-induced swaying. When the wind is pushing the tower in one direction from one side, the water in the tanks will slosh in the other direction and this will keep the structure from swaying.
The project is jointly developed by Magellan Development Group and China’s Dalian Wanda Group. This building will have the distinction of being the tallest building in the world designed by a woman-led firm. When completed, the tower will trail only Willis Tower and Trump International Hotel & Tower .

The Franklin Center: Chicagos 4th Tallest Building
The Franklin Center is the fifth among the fifteen tallest buildings in Chicago at 1,007 feet tall. It has 110 floors and was completed in 1989.
This structure houses commercial offices and private apartments within its towering walls. It looks like a pyramid partly due to its unique shape from the outside. The two spires on the top floor resemble the tips of a pyramid when viewed from below.
The building was named after Ben Franklin, one of the Founding Fathers of the United States, who was a printer by trade.
Structural And Mechanical Features
The interior includes 74,000 short tons of steel, 4 million pounds of aluminum, and 101 acres of concrete flooring. The building contains diagonal columns only on the two stories immediately below each of the setbacks, thus reducing shear stress. The interior of the building could not contain diagonal beams, since these would have obstructed the connections between each of the “tubes”, so the columns and the horizontal beams on each story are connected by rigid joints. The superstructure was designed to withstand heavy wind gusts that, on average, would occur once every thousand years. According to the Chicago Tribune, during such an event, the top of the building would bend by as much as 7 inches , returning to its normal position within 7.2 seconds.
The Willis Tower’s basement extends 50 feet deep, resting on a 5-foot-thick concrete slab. The ground directly beneath the building was largely made of clay the underlying layer of limestone was as much as 100 feet beneath ground level. As a result, the foundation was excavated using 201 caissons, of which 114 reached the underlying limestone. The caissons created holes that measured up to 10 feet across. Some holes at the northwestern and northeastern corners of the site filled up with groundwater and had to be drained. Workers next placed steel tubes into the holes, then poured concrete around the tubes.
